Summary of Rules
- Residents / Owners are not allowed to park on the street at any time.
- No parking blocking / protruding (sticking out) onto sidewalk.
- No parking on the grass (no vehicle wheel/tire allowed to be parked on the grass).
- No parking overnight commercial vehicles on driveway, subject to tow at owner’s expense
- Maximum two (2) pets allowed per residence/unit.
- Dogs cannot walk/run without a leash out on common area (sidewalks, streets, driveway aprons, retention ponds, community grass, community amenities, etc).
- Pick up after your pet.
- No pet shall be allowed to make an unreasonable amount of noise.
- No pet shall be allowed to become a nuisance.
- NO Pitbull Dogs in Vizcaya Heights VIZCAYA HEIGHTS ADDITIONAL RULE, per Vizcaya Heights Declaration Section 17.3, No pit bull dogs or other breeds considered to be dangerous by the Board of Directors.
- Maximum two (2) pets (dogs/cats) allowed per residence/unit (other than aquarium-kept-fish).
- All pets (including cats) must be kept on a leash no more than six (6) feet in length when outside the unit.
- No pet shall be allowed to become a nuisance to residents of other units or of neighboring buildings.
- Pets not to be left unattended on balconies or in lanai areas.
- Owners must pick up solid waste of their pets and dispose appropriately.
- Violation shall entitle the Vizcaya Heights Association to require the permanent removal of any offending pet from the Condominium Property
Vizcaya Master HOA shall have the right to require the owner of a particular pet to remove such pet from the Properties if such pet is found to be a nuisance or to be in violation of Vizcaya Master Declaration, Article X Section 7 Animals.
Dogs at Large (without a leash on common area) subject to enforcement by Orange County Animal Services, and Vizcaya Master HOA.
Report dogs at large (out without a leash) to Orange County Animal Services by dialing 311 or 407-836-3111
- No audible sound between 10:01 pm – 6:59 am
which may be heard from 150 ft or more, per Orange County Ordinance - No person shall create a sound that is plainly audible at the time and distance requirements set forth below:
7:00 a.m.—10:00 p.m. 500 feet or more
10:01 p.m.—6:59 a.m. 150 feet or more
Noise disturbances from residential properties which adversely affect residential properties are considered Breach of Peace. The Orange County Sheriff’s Office responds to noise disturbance complaints.
Residents affected by a noise disturbance coming from another residential property should contact the Orange County Sheriff’s Office by dialing 407-836-4357.
Violations of noise ordinance enforced by Orange County Sheriff’s Office, and Vizcaya Master HOA.
- Rentals of entire unit allowed only with a 12 month rental agreement / contract.
- Rentals of property for less than 12 consecutive months not allowed.
- Rentals agreements / contracts must be in writing. Copy of rental agreement / contracts must be provided to Association Management.
- No partial renting of unit allowed.
- No renting rooms to roommates.
- No daily rentals (such as Airbnb) / Short term rental not allowed pursuant to Orange County Ordinance.
- ALL TENANTS SHALL BE SUBJECT TO THE TERMS AND CONDITIONS OF VIZCAYA MASTER DECLARATION, BYLAWS, ARTICLES OF INCORPORATION, AND RULES AND REGULATIONS PROMULGATED AS THOUGH SUCH TENANT WERE AN OWNER
- In the event that a lessee, occupant, or person living with the lessee violates a provision of the Master Declaration, Bylaws, Articles or rules and regulations, the Board shall have the power to bring an action or suit against the lessee to recover sums due for damages or injunctive relief, or for any other remedy available at law or equity.
Violations: of short term rental subject to enforcement by Orange County Code Enforcement, and Vizcaya Master HOA.

- All exterior modifications require Architectural Review Board ARB application and approval.
- Trash / Recycling to be placed outside for collection after 7 PM on Tuesday for Wednesday scheduled collection.
- Garbage cans and all trash must be stored inside residence / unit (i.e. garage).
- No accumulation of trash on the outside of residence / unit.
- Yard Waste to be placed outside for collection after 7 PM on Wednesday for Thursday scheduled collection. If not able to store yard waste and take out according to schedule/rule, request your yard provider to take yard waste the day of service.
- Regular yard maintenance / grass cutting required.
- No dry grass / dead grass.
- No dead trees, dead palms, dry leaves/branches.
- Landscaping on each Lot shall be continuously maintained in good, aesthetically pleasing condition with vegetation in excellent condition.
- All landscaped and grassed areas on each Lot shall be watered by means of automatic underground sprinkler system which shall be used to to keep all vegetation in excellent condition.
- Do not mow to the shoreline.
- Do not damage the preservation area.
- Only Owners of lake front property shall have the right to build one (1) dock on their lot , upon receipt of all applicable permit authorizations (not lake view/non-lakefront properties) .
- No basketball hoops / play structures allowed on driveways / in front of units.
- No chairs or tables allowed on driveways / in front of units / on front yard.
- All yard accessories and play structures shall be located at the side or rear of the residence / unit, or to the rear of the residence / unit on corner lots.
- The owner shall authorize realtor/sales agent and notify management company.
- The realtor shall meet clients outside the community and escort them into the community.
- Open Houses are not permitted.
- No signs (real estate, political, advertisement, decorative banner, etc) allowed on the grounds / windows / exterior structure of any Residential Unit, unless prior written approval of the ARB is obtained, or sing(s) required by legal proceedings.
ALL LAWS, ZONING ORDINANCES, AND REGULATIONS OF ALL GOVERNMENTAL BODIES HAVING JURISDICTION SHALL BE OBSERVED
